Well, if you've ever wanted to see every nook of our little abode, this is your moment. (Even the yuck-o basement/our hoarding pit.) We'll be listing it as soon as we can read through the (copious amounts of) paperwork. I warmly welcome your thoughts, tips, and comments on these pictures and on the home staging (more light in that corner? that spot needs a houseplant?) as I plainly feel quite daunted by this whole process.
(All furniture courtesy of thrift stores, Ikea, Craigslist and generous neighbors who decided to upgrade just in time. We're not too proud to take secondsies.)

(That is some super-classy-faux-wood-roll linoleum going on there. But a major improvement over the 1950's asbestos tile it covers.)

And that's that. Caleb is working on turning our trampoline spot into a sweet fire pit patio paved in slate we harvested from the forest. Kinda makes me want to stay here. I'll post pictures when he's done.

It looks like these pictures are right out of a magazine. I'm sure the buyers will be flocking. I've heard you're supposed to bake break right before the buyers arrive. Good luck!
p.s. I've been loving all your posts. Keep 'em coming! (Wendy and I went walking the other day and were laughing about the darling stories you've told about your little girls. Thanks for brightening our day.)

It really does look great! Good luck with everything! Is it just me or does the master bedroom need something to brighten that corner with the lower dresser? That is just something I thought because you were looking for suggestions... everything really does look like it could be in a magazine. You are amazing!
That is what you call staging! It's decorated enough so that someone can see it can be beautiful, but not so much that it alienates anyone of any kind of taste. There are no family pictures, those are hard to put away, but they really make it hard for buyers to see their own family in the space. Perfect! I'll look again and see if I can think of any suggestions.
The only thing I can think of is be sure you turn on every light in the house whenever you have a showing. I can see you did that in your basement. I love the bathroom textiles! And I love your paint colors. I will have to consult you when I own a home again.

I keep thinking, "Where are the children?" But then I know what would happen to the rooms if the children were there. But where is the piano? Actually, the house looks wonderful, but the home that was in it has been so much more wonderful. And you can take that with you.

I only wish that I could zoom in on your art--the colors are so pretty. I could make out Jane's "birds walking on a sunny day." So cute.
I really like the lanterns in the basement--makes it much more fun than a laundry/basement usually is.

Your home is truly that.. a welcoming space that makes you want to kick off your shoes and see what is cooking on that fantastic stainless steel stove.
This home will sell. We recently put our SLC condo on the market and I see so much of what we did in your home. Ours is empty and I think yours looks amazing furnished to buyers. Here's why:
A) I can picture my self living in it. So will they.
B) It has neutral paint colors. Beautiful ones at that. My dining room and living room is the exact same color!!
C) It's perfectly clean. I know the girls named it the museum house, but man, it looks perfect.
D)While it may not be huge, it looks spacious because of your decor.
D) Your nursery is just a dream... just a dream.
Your home will sell fast and you'll be on to the next chapter. I wish you all of the luck.

onLooks just lovely, Kate. Baking bread could be good, though messy and a lot of work. We baked snickerdoodles, and the first person who walked into our house (10 minutes early) bought it. You can save the dough in the fridge or freezer, then just bake one sheet at a time. It's the perfect smell.

Beautiful, Kate. Will you come stage my house so I can live in it? My only advice is this, take your kids out for lots of activities and adventures. Keeping them home is tough when you are trying to keep the house perfect.

You have such an eye for balance! Beautiful! I see all of the positive comments... but it sounds like you are interested in critique and not just complements... so here it goes. As you know we got an offer on our house within a day of the first showing. We are closing next week! The realtor said that the only negative feedback that she got about the house during the 14 showings in two days was that the smaller bedrooms were too small. Although beautiful and uncluttered, the room with the two twin beds looks super tiny. OK, I know that your girls need a place to sleep, so there's not much you can do about it... but it could show as a drawback. Just letting you know. Can't wait to hear where you're going!

Kate, I just love your home. It is so beautiful. And you have done such a wonderful job with the paint and decorating. . .I would move in in a second if we were over there!! You did a great job with pictures, too. Regan and I used to work for a company that does 360 images for realty sites, and we were the photographers. We would go to the homes being listed to do photos and you would not believe the junk and boxes and clothes all over the floor. Um, are they TRYING to sell or not? Anyway, I brought this up because I don't think you will have any problems selling your house. It is beautiful. I bet you're sad to leave it, but I am so excited to see you're moving to Memphis. What a fun adventure! We must talk one of these days. I miss me some Kate time. :)
